Dear Valued Customer,
We strive to be as transparent in pricing as possible so there is clarity when the final proposal is presented. Shade building has many variables to consider when building and we want to provide a transparent list of items that may increase the cost of your shade.
Below is a list of conditions that apply but not are not limited to the following:
All Items will be specified in a formal proposal prior to the build.
- Price does not include county sales tax. All counties have a different tax rate and will be calculated once the project is completed. A tax rate can be provided upon request.
- Additional engineering maybe required per county requirements, site visit is recommended to asses site access and site variables
- Build permits will be required by all counties if shades are over a certain size or attached to the house - additional costs apply. All county permit costs are different and will be specified in the formal proposal.
- Certain counties require special inspections for welding, bolting, epoxy, concrete, rebar and all other attachments, this is charged at the end of the project at cost plus 20% and maybe billed after the job is completed.
- Rental equipment or a crane maybe required and additional cost will be specified in the formal proposal.
- Poor site access may require walls or fencing to be removed and rebuilt, additional costs apply and will be specified in formal proposal
- Public utilities will be located at no charge through AZ 811 (formally known as Blue Stake) all private utilities will be located by private utility locator and additional costs will apply and will be specified in the formal proposal.
- Rerouting underground utilities are not included and if this is required additional costs will apply (please note: it's more cost effective to redesign shade to avoid the underground utilities then move major utilities such as but not limited to: gas lines, sewer, coaxial cable, water and power lines)
- Sudden or unforeseen economic factors such as steel tariffs, economic volatility, price increases on materials may increase the cost of the shade after initial bidding, client will be informed if pricing increases
- All shades have been structurally engineered; however, final engineering documents and calculations require to be stamped per specific county requirements. Stamped plans add additional cost and will be specified in the formal proposal.
- Certain counties may require soil tests prior to install of shades of a certain size. If this is required client will be informed, this will be specified in the formal proposal and additional costs will apply
